Planning to build a house in 2026? The first question everyone asks is “how much will it cost per sq ft?” This guide gives you 2026 construction rates for Indian cities, the cement, steel, sand and brick quantity per sq ft, a ready cost table for 800 to 2,400 sq ft, a free calculator, and the hidden costs that make most home budgets go over.
| Basic finish | ₹1,600 – ₹2,000 / sq ft |
|---|---|
| Standard finish | ₹2,000 – ₹2,600 / sq ft |
| Premium finish | ₹2,600 – ₹3,500 / sq ft |
| Luxury / villa | ₹3,500 – ₹5,500+ / sq ft |
| Cement | about 0.4 bag per sq ft |
| Steel | about 4 kg per sq ft (3–5 kg) |
Construction cost per sq ft by finish level (2026)
The single biggest factor in your cost is not the city, it is the finish level: the tiles, doors, windows, fittings, kitchen and paint you choose. The RCC structure costs roughly the same in every package. This is what each level usually includes in contractor “package” rates:
| Package | Rate per sq ft (2026) | What you typically get |
|---|---|---|
| Basic | ₹1,600 – ₹2,000 | RCC frame, red brick or fly ash brick walls, vitrified tiles around ₹40–50/sq ft, flush doors, aluminium or basic UPVC windows, ISI-brand fittings, emulsion paint |
| Standard | ₹2,000 – ₹2,600 | Better tiles (₹60–90/sq ft), granite kitchen platform, teak or engineered wood main door, UPVC windows, branded CP fittings, concealed wiring with modular switches |
| Premium | ₹2,600 – ₹3,500 | Large-format tiles or marble/granite, premium sanitaryware, false ceiling in living areas, solar water heater, waterproofing warranty, better elevation work |
| Luxury | ₹3,500 – ₹5,500+ | Italian marble, designer elevation, imported fittings, home automation, lift, landscaping |
Construction cost per sq ft by city (2026)
City rates change because of labour wages, sand and aggregate transport, and local demand. These are typical standard-finish ranges. Basic finish is usually ₹300–500 per sq ft lower.
| City / region | Standard finish (₹ / sq ft) | Why |
|---|---|---|
| Mumbai & MMR | ₹2,600 – ₹3,500 | Highest labour cost, tight sites, transport restrictions |
| Bengaluru | ₹2,400 – ₹3,100 | High labour demand, sand mostly M-sand |
| Delhi NCR (Delhi, Gurugram, Noida) | ₹2,000 – ₹2,800 | Wide range; Gurugram and South Delhi at the top |
| Pune | ₹2,200 – ₹2,900 | Strong demand, rising labour cost |
| Chennai | ₹2,200 – ₹2,900 | Sand cost and coastal waterproofing |
| Hyderabad | ₹2,100 – ₹2,800 | Competitive contractor market |
| Tier-2 cities (Indore, Jaipur, Lucknow, Nagpur, Coimbatore) | ₹1,800 – ₹2,400 | Lower labour and land-side costs |
| Hill states (Himachal, Uttarakhand, J&K) | ₹2,200 – ₹3,000 | Material carriage, retaining walls on slopes, seismic zone IV–V detailing |
| Small towns & villages | ₹1,400 – ₹1,900 | Local labour and materials, simpler finishes |

Where the money goes: cost breakdown
For a typical standard-finish house, the total cost splits roughly like this. Use it to check whether a contractor’s stage-wise payment schedule is fair.
| Work item | Share of total cost |
|---|---|
| Foundation and RCC structure (footings, columns, beams, slabs) | 35 – 40% |
| Brickwork and plastering | 12 – 15% |
| Flooring and wall tiling | 8 – 10% |
| Doors and windows | 8 – 10% |
| Plumbing and sanitary | 6 – 8% |
| Electrical | 5 – 7% |
| Painting and finishing | 4 – 6% |
| Waterproofing, kitchen platform, railings, misc. | 5 – 8% |
By input type, materials are about 60–65% of the cost and labour about 25–30%, with the rest going to the contractor’s supervision, overheads and profit. Cement and steel alone are often 20–25% of the total, which is why their price movement matters so much.
Worked example: 30 × 40 plot, G+1 house
A 30 × 40 ft plot (1,200 sq ft) with setbacks usually allows about 900 sq ft built-up per floor. For a G+1 house:
- Total built-up area = 900 × 2 = 1,800 sq ft
- Construction cost (standard, ₹2,000–2,600) = 1,800 × 2,000 to 1,800 × 2,600 = ₹36 – 46.8 lakh
- Cement = 1,800 × 0.4 = 720 bags × ₹420 ≈ ₹3.02 lakh
- Steel = 1,800 × 4 = 7,200 kg × ₹58 ≈ ₹4.18 lakh
- Sand ≈ 3,269 cft, aggregate ≈ 2,430 cft, bricks ≈ 14,400 nos
Add roughly ₹3–6 lakh for the items in the next section (approvals, sump, compound wall, borewell, fees) to reach your real budget.
Hidden costs most people forget
A per-sq-ft quote almost never includes these. Ask your contractor about each one in writing:
- Plan approval and permits from the municipality or development authority (fees vary by city and plot size)
- Architect and structural engineer fees, often a fixed fee or a small percentage of construction cost
- Soil test: cheap, and it decides the foundation. Read about safe bearing capacity of soil.
- Underground sump, overhead tank, septic tank or sewer connection
- Compound wall and gate (priced per running foot, not per sq ft)
- Borewell, electricity and water connections
- Interiors: modular kitchen, wardrobes, false ceiling, lights and fans
- Contingency of 5–10% for price rises and design changes during construction
Contractor package vs labour contract: which is cheaper?
| Turnkey contractor (material + labour) | Labour contract (you buy materials) | |
|---|---|---|
| Typical cost | Package rate per sq ft (tables above) | Often 10–15% lower in total |
| Your time | Low: weekly site visits | High: buying, checking and storing material |
| Quality risk | Contractor may use cheaper brands unless specified | You control brands, but must check quantities |
| Best for | Working owners, people building from another city | Owners living near the site, or with an engineer in the family |
Why is a contractor’s quote higher than your own material + labour estimate? A thumb-rule estimate counts only materials and labour. A package rate also includes supervision, scaffolding and shuttering, wastage, transport, the contractor’s overheads and profit, and the finishes listed in the package.
8 ways to reduce house construction cost
- Freeze the plan before you start. Changes after the slab is cast are the most expensive kind.
- Keep the shape simple. A rectangular plan with fewer corners and cantilevers needs less steel and shuttering.
- Get a proper structural design. Over-designed columns and footings waste steel; under-designed ones are dangerous. A bar bending schedule also controls steel wastage on site.
- Use fly ash bricks or AAC blocks where available; they are lighter, more uniform and use less mortar and plaster.
- Buy cement and steel in bulk when prices dip, but store cement for no more than about 3 months.
- Use standard door and window sizes instead of custom ones.
- Do not save on waterproofing and curing. Fixing leaks and cracks later costs far more. See curing of concrete.
- Check quantities yourself before each payment stage using the thumb rules above or a detailed BOQ.
Frequently asked questions
What is the construction cost of a 1,000 sq ft house in India in 2026?
About ₹16–20 lakh for basic finish, ₹20–26 lakh for standard finish and ₹26–35 lakh for premium finish, excluding land. It needs roughly 400 bags of cement and 4 tonnes of steel.
How much does a 1,200 sq ft house cost to build?
About ₹19–24 lakh (basic), ₹24–31 lakh (standard) or ₹31–42 lakh (premium) for 1,200 sq ft of built-up area. If 1,200 sq ft is your plot size, your built-up area for G+1 will usually be 1,600–1,900 sq ft, so the cost is higher.
What is the construction cost per sq ft in a village?
Roughly ₹1,400–1,900 per sq ft for a basic RCC house built with local labour, though remote sites can cost more because of material transport.
Is the per sq ft rate for built-up area or carpet area?
Contractors quote on built-up area: the covered area of all floors including wall thickness. Carpet area is about 15–20% less, so always confirm which area the quote uses.
Does the construction rate include GST?
Material prices already include GST when you buy them. For contractor packages it varies, so ask whether the rate is inclusive or exclusive of GST on the contract value and get it written in the agreement.
Is a G+1 house cheaper per sq ft than a single-storey house?
Usually slightly, yes. The foundation and roof are shared by two floors, so the per-sq-ft cost drops a little, even though the columns need a bit more steel.
