How to estimate your roof area

Your roof is bigger than your floor plan because it is sloped and has overhangs. Roofers price in “squares”: 1 square = 100 sq ft of roof.

  1. Take the house footprint including overhangs (length × width).
  2. Multiply by the pitch factor from the table below.
  3. Add about 10–15% waste for cutting, hips and valleys.

Pitch factor = √(rise² + run²) ÷ run. It turns plan area into sloped roof area.

Example: footprint with overhangs 50 ft × 32 ft = 1,600 sq ft. Pitch 6/12: 1,600 × 1.118 = 1,789 sq ft. Add 10% = about 1,970 sq ft, or about 20 squares. With architectural shingles at $5 – $8.50/sq ft, the estimate is about $9,800 – $16,700.

What a roof quote should include

  • Tear-off and disposal of old roofing (and how many layers).
  • Deck repair: price per sheet for replacing rotten plywood/OSB, since nobody knows the condition until tear-off.
  • Underlayment (synthetic) and ice and water shield at eaves and valleys in cold climates.
  • Flashing at chimneys, walls and skylights, and drip edge.
  • Ventilation: ridge vents and intake vents. Poor ventilation shortens shingle life.
  • Permit, cleanup, and both the manufacturer warranty and workmanship warranty.

Engineering check: can your roof carry a heavier material?

Switching from asphalt to tile or slate can add several pounds per square foot of permanent (dead) load. Many houses framed for shingles were not designed for that. Before you choose tile or slate, ask a structural engineer to check the rafters or trusses, the roof deck and the connections. Changing from shingles to metal usually reduces the load.

Also consider climate: heavy snow areas need the roof to carry snow loads; high-wind and hurricane areas need special fastening and rated materials.

Signs you need a new roof

  • Shingles curling, cracking or missing in many places.
  • Lots of granules in the gutters.
  • Daylight or water stains in the attic.
  • A sagging roof line (this is structural; call an engineer).
  • The roof is near the end of the material’s normal lifespan.

Ways to save money

  • Get at least three quotes with the same scope (material, underlayment, ventilation).
  • Book in the off-season if your area has one.
  • Check if storm damage is covered by your homeowners insurance before paying yourself.
